Before the appointment
Prepare a list of observed conditions and prior repairs. Have photographs and receipts ready. Explain access concerns and ask how the inspector will document findings. Keep a copy of the report you receive.
Compare the scope line by line
- Which roof sections and other components are included?
- Are measurements, quantities, and materials consistent?
- Are removal, disposal, flashing, and related work described?
- Which permit or code requirements need confirmation?
- What findings support repair rather than replacement, or vice versa?
Ask the contractor and adjuster to explain differences in writing. A higher bid by itself does not establish an underpayment.
When additional damage is found
Preserve photographs and inspection evidence. Ask the insurer how to submit a revised scope before concealing or discarding relevant materials, while addressing immediate safety needs.
